Buying in Braselton GA Starts With the Parcel, Not the Median

Pull up Braselton on any national portal this week and you will see four different medians. As of April 30, 2026, Zillow put the town's typical home value at $449,765. Redfin's last reported median sale price was $519,000. Movoto's July 2026 listing median was $480,000. Orchard's rolling 30-day median was $670,000.

That is a $220,000 spread on the same ZIP code. It is not appreciation, and it is not a data glitch. It is what happens when a town of roughly 15,000 residents sits inside four counties, three school districts, and a builder pipeline that can close a dozen Chateau Elan homes in a month and move the median by six figures. If you are writing an offer in Braselton, the median is not your comp. Your comp is the parcel.

The $220K spread is a mix problem, not a price problem

Here is what the portals are actually measuring in the same market at roughly the same time:

Orchard reported only 13 closings in that 30-day window against 29 the prior year. When volume drops to the low teens, one Legends of Chateau Elan sale in the $2M range drags the median up by tens of thousands of dollars on its own. Bank of America Housing Search data on Braselton confirms the thin-inventory dynamic. The county's most active builder is D.R. Horton, and Livabl counts eight new-home communities with 92 active floor plans, most priced around $171 per square foot. When Horton's spec homes dominate a monthly closing set, the median compresses. When Chateau Elan custom builds dominate, it explodes.

CommunityScale pegs the underlying typical value at $444,516 with median household income of $135,061 and household growth of 6.4% per year. That is the trend line. The portal medians are the noise around it.

Same street, different tax bill

The most expensive misunderstanding in Braselton is not price. It is jurisdiction. Braselton sits at the junction of Jackson, Gwinnett, Hall, and Barrow counties, and county assignment is set at the parcel level, not the address. Two homes on opposite sides of the same road can sit in different counties, feed different school systems, and pay materially different property taxes.

Georgia assesses residential property at 40% of fair market value, then applies the local millage. What "local" means depends on which side of the line the parcel falls:

  • Gwinnett County: effective rate roughly 0.98%, median annual tax around $3,381. The county issues its 2026 digest through the Tax Commissioner's Office, with billing set in late summer.

School assignment follows the same parcel logic. A Braselton mailing address can feed Cherokee Bluff High School through the Hall County system or Jackson County High School through Jackson County Schools, depending on which side of the boundary you own.

Braselton's active builder set includes D.R. Horton, McKinley Homes, Fischer Homes, Meritage, and Pulte. D.R. Horton's Braselton Village is currently opening a rear-entry garage phase with three-to-five-bedroom plans between 1,911 and 2,804 square feet, walkable to The Vineyards at Braselton Village where Publix and Lowe's anchor daily errands.

The incentive stack on production builds matters as much as the sticker price when you are pulling comps:

  • Move-in-ready homes advertised as closing-ready in 60 days or less, with builder reimbursement up to $5,000 for delays they cause.
  • Included packages such as washer, dryer, refrigerator, and full-home blinds on select spec homes.
  • Rate buydowns and closing-cost credits that do not show up in MLS sold price but change the effective transaction value.

Chateau Elan's active new-build inventory tells a different story. Redfin's snapshot showed 10 new homes in Chateau Elan at a median list price of $1.1M with an average of 49 days on market and one offer each. That segment is not competing with Braselton Village. When you use one as a comp for the other, the median lies to you.

Two projects to keep on your map before offering:

  1. Arcadia 347, a masterplanned mixed-use project on Friendship Road across from the Braselton campus of Northeast Georgia Medical Center. It will reshape the retail and traffic pattern along the Buford corridor over the next several years.
  2. The Braselton Parkway Extension West, which the Town of Braselton's capital projects page lists as connecting the completed Hwy 211 project to the existing Braselton Parkway Extension at Jesse Cronic Road, along with Riverwalk Phases 2 and 3 extending the Mulberry RiverWalk toward Northeast Georgia Hospital.

If your target parcel sits within a quarter mile of either corridor, that is a resale variable no portal median will price for you.

Reading the sale-to-list ratio when the mix is unstable

The single most useful number in Braselton right now is not the median. It is the sale-to-list ratio.

Orchard's rolling 30-day figure showed a 97.17% sale-to-list ratio, 0% of homes selling above list, and 38.46% of listings dropping price at least once before going pending.
